Article	Historical and spatial transformation of Kazan River port area: from a former industrial center to a new urban structure (18th–21st centuries)

Abstract	This article analyzes the historical and spatial transformation of the River Terminal area in Kazan, whose industrial areas are located within the Kuibyshev Reservoir's water protection zone. The study covers three stages (18th–21st centuries), including the formation of the Admiralty Settlement and the development of the port. The causes of the inefficient use of coastal areas and the degradation of industrial zones are identified. Based on an analysis of the Kazan General Plan for 2040 and the Development Strategies of the Republic of Tatarstan and Kazan, the author proposes a renovation concept. Proposals are formulated for the creation of a new urban development model with three clusters (innovative, recreational, and public/residential) and transportation hubs. The goal is to preserve the historical and cultural identity and create a sustainable urban environment.
