Abstract Modern socio-economic transformations necessitate the improvement of the urban planning system to ensure the resilience of cities and the functional organization of urban space. This article provides a comparative analysis of two key urban regulation models: directive and market-oriented. Identifying the advantages and disadvantages of each approach helps determine the optimal combination of their methods to create a high-quality and accessible urban environment. Against the backdrop of balancing state control and private investment, improving management institutions and redefining the roles of key participants in the spatial development of cities have become particularly relevant.
Keywords: urban planning, urban area regeneration theory, structure of urban space, urban regulation mechanisms
